While there is substantial demand for office properties in Los Angeles, there is a disconnect between buyers and sellers, said Fred Cordova, executive v.p. at Los Angeles-based Kennedy Wilson. “You will achieve pricing for almost everything out in the market place. Trading depends on the seller. The transactions are being priced to perfection, which increases the risk for the buyer who has a strategic demand for the asset to place the money with the appropriate risk/return profile for their capital. You will see assets trading in markets where there is strong labor growth and strong demand,” he said.
